Why Advantage Valuation for your appraisal needs?

The appraisal review process for hard money lending takes into consideration recent sales and listings of like properties within the most recent 90 days. Recent sales and listings must be within one mile of the subject property. Equal weight is generally given to current listings and recent sales.

Unfortunately, traditional appraisals do not always take into consideration homes currently listed for sale, pricing trends and time on the market. In a declining market, these trends are very important to determining the market value of a property.

Broker Price Opinion ($150.00)
A broker price opinion can be used to establish the value of a property prior to ordering a full appraisal or may be used to substantiate the value of recent appraisal.

Full Appraisal w/ Interior photos ($395.00)
A full appraisal only takes into consideration, the condition of the property and uses only recent sales to establish an opinion of value.

More Advantage-Combo Appraisal ($495.00)
A traditional appraisal and BPO will be ordered through two different independent parties. Recent sales and current listing will both be used to establish market value.

With the More Advantage Appraisal, the value review process is simplified which equates to piece of mind in terms of property valuation and fewer cuts during the appraisal review process.
